Why I Chose to Become a Dual Agent: Realtor & Lender
In real estate, one of the biggest challenges I’ve seen is the inconsistency in the lending process. As a Realtor, I always strive to provide the highest level of care for my clients, but I often found myself limited in how much I could help on the financing side. Some lenders performed well—sometimes. But too often, the experience was unpredictable, leaving my clients frustrated and uncertain.
That’s why I made the decision to become a dual agent—both a Realtor and a licensed lender. This wasn’t a decision I made lightly, but one that came from a deep commitment to serving my clients better.
The Journey to Becoming a Licensed Lender
In October 2024, I passed my mortgage lending test, a process that required intense preparation. I began studying a month prior, knowing that the test had a pass rate of only 40-50% for first-time takers. Many people take it multiple times before passing.
My study method was strategic:
- 4-hour video courses that broke down the basics.
- Reading long PDFs from two different instructors.
- Taking practice exams to reinforce key concepts.
- Going straight to the source—the CFPB and other lending institutions’ websites.
- Watching movies on the housing crash to understand the real-world impact of lending practices.
I found that the most valuable tools in my preparation were the structured video courses, high-quality practice exams, and engaging financial documentaries that kept me immersed in the material.
Why I Chose Dual Agency
For years, I’ve studied various lending products—down payment assistance programs, first-time buyer incentives, bridge loans, DSCR loans, and more. I wanted to help my clients navigate these options, but without a lending license, my hands were tied.
I also noticed that many lenders tend to simplify things by offering only a limited set of products. While this may make their job easier, it doesn’t always serve the client’s best interests. I wanted to change that.
Then, my brokerage, Radius, introduced a program that allowed agents to become licensed lenders as well. It was the perfect opportunity. I set a date in October to begin the journey, knowing that this path would allow me to offer my clients more control, transparency, and flexibility when buying a home.

Now, as both a Realtor and a lender, I can:
