A recent survey by Redfin has revealed some major shifts in the real estate industry, from agent struggles to changes in homebuyer demographics. But what does this mean for you as a buyer or seller in today’s market? Let’s break it down.

The Changing Landscape of Real Estate

Since becoming a full-time Realtor in 2021, I’ve seen firsthand how the market has evolved. One of the biggest takeaways from the Redfin survey is that agents are facing increasing challenges due to economic uncertainty and affordability concerns. However, for buyers and sellers, this shift presents unique opportunities.

Buyers:

  • The median homebuyer age has increased, with many now in their 50s and 60s, reflecting the difficulty millennials face in affording a home.

  • Affordability remains a top concern, but inventory is expected to rise in 2025, which could mean more options for those looking to buy.

  • Climate-related issues, such as wildfires and rising insurance costs, are playing a bigger role in homebuying decisions—something I see frequently in California.

Sellers:

  • With fewer agents recommending real estate as a career, we may see a shift towards more experienced professionals remaining in the field, leading to higher-quality service.

  • Commission structures are evolving, and transparency is becoming more important. Buyers and sellers should work with agents who prioritize clear communication about contracts and fees.

What This Means for the Future

Most agents surveyed expect home prices to rise in 2025, and I agree. With more homes anticipated to hit the market, buyers could benefit from increased selection, while sellers might see strong competition driving prices up.

Additionally, attitudes toward the National Association of Realtors (NAR) are shifting. More than half of agents surveyed have an unfavorable view of NAR’s recent settlement changes, but I believe this presents an opportunity for greater transparency in real estate transactions—something I always prioritize with my clients.
